Today the St. Pete Times reports that Pulte Homes sold its 800 acres of Wiregrass land late in December, 2009. According to the Times, Pulte paid $12.8 million for the land in 2004 and sold it for $5 million to Tampa developer Bob Sierra.
Pulte is well known for its construction in of single family residential homes in years past in Wesley Chapel in popular communities such as: Lexington Oaks, Meadow Pointe, and Palm Cove.
So to date the Wiregrass development consists of The Shops at Wiregrass mall with no residential development underway!

Wiregrass Residential Quiet

Since this announcement earlier this year that the master builder for this planned residential community pulled out, there is no apparent development activity on Wiregrass homes. At this time it appears that Wiregrass Ranch is limited to the Shops at Wiregrass mall scheduled to open in fall, 2008. Cattle still can be seen grazing on this 5,000 acre ranch, and the sign shown here has long been taken down.
For information on homes for sale in other residential communities in Wesley Chapel, contact Russ Perlowski at (813) 494-2124.

Wiregrass Residential
While the construction of the Shops at Wiregrass appears to moving along well, the immediate residential development of Wiregrass is up in the air.
With the pullout by Pulte from serving as the master builder, today the Tampa Tribune indicates that the owner/developer is seeking another company to develop the ranch.

Del Webb Homes at Wiregrass on hold indefinitely.
Today I received an e-mail from Del Webb regarding WIREGRASS HOMES FOR SALE:
"Dear Russ,
Del Webb at Wiregrass on hold indefinitely
The long anticipated Del Webb at Wiregrass has been placed on hold and no plans are in place to develop this community in the near future. There are, however, a number of exciting Del Webb communities throughout Florida that provide the legendary lifestyle that has made Del Webb the leader in active adult and resort-style living."

Wiregrass Homes For Sale
I receive a lot of traffic on my other blog: http://www.newtampahomes.blogspot.com/ and my real estate website: http://www.tampahomesontheweb/ with inquiries into new home sales for Wiregrass.
Well, all I can say is that you will have to be patient. While the Wiregrass development recently was approved by the Pasco County Board of Commissioners, the developers have a lot of work to do.
There is no infrastructure in place for the Wiregrass community at this time. Remember, this is 5,000 acres of ranch land. Cattle and cowboys don't need much. The rest of us however do!
1. No roads,
2. No potable water
3. No sewer
4. No electricity

5. No telephone service
6. No cable
That will all take time. The builder/developer recently sent me a communication indicating that they have NO projections at this time for when homes will become available for purchase. All things take time. I would anticipate it will take about a year to put the infrastructure in place in the first phase of this development. The developers have a 20 year projected build out.
They are moving quickly with the Shops at Wiregrass however. This 800,000 retail establishment (mall) is scheduled to open next year.
